gSquare Labs is a Puerto Rico-based SaaS company that builds precise, single-purpose tools for everyday financial situations. Our two products are g²Rent (rental collection automation) and g²Lend (seller-financed mortgage servicing).
g²Rent. is designed for independent landlords who want to automate rent collection, track payments, manage late fees, and generate tax-ready reports — all without the complexity of full property management software.
g²Lend is built for individuals who have seller-financed a property and need to track mortgage payments, manage amortization schedules, generate year-end tax forms (480.7A, 1098, 6252), and stay compliant.
g²Rent is $6/mo for your first unit and $3/mo for each additional unit (50% volume discount). g²Lend is $20/mo for your first mortgage and $15/mo for each additional mortgage (25% volume discount). Both include a 60-day free trial on your first property — no credit card required to start. If you use both products, each subscription is billed separately.
Yes! Every new account gets a 60-day free trial on your first property. Your subscription only begins after the trial ends. You can cancel anytime during the trial at no charge.
While gSquare Labs is built with Puerto Rico in mind (including Hacienda tax forms and PR address support), our tools work for properties and obligations anywhere in the United States.
Click "Get Started" on any page. You’ll create an account, add a payment method, and optionally connect your bank for ACH collection. The whole process takes about 5 minutes.
Absolutely. If you start with one product, you can add the other from your dashboard at any time. Your account will upgrade to a combined Lender & Landlord role with access to both tools.
When creating a rental or mortgage, use the "Invite" option in the tenant/borrower section. Enter their name and email — they'll receive a branded invitation email with a link to set their password and access their portal.
Rent. automates rental collection — invoicing, payment tracking, late fees, utility billing, and lease renewals for landlords. Lend handles seller-financed mortgage servicing — amortization schedules, payment tracking, and tax form generation for lenders.
The entire platform is bilingual — English and Spanish. Toggle the language from the navigation bar. Emails, notifications, lease agreements, and tax forms are all available in both languages.
You'll receive email notifications for payments, late fees, renewal proposals, document requests, and account activity. You can customize which notifications you receive and opt into WhatsApp notifications from Settings.
Personal Loans is for installment notes under $200K with simple amortization; $15/mo first, $12/mo additional. Business Sale is for seller-financed business sales between $200K-$5M with §1060 asset allocation, Form 8594 generation, and §1245 recapture handling; $30/mo first, $22/mo additional. Both run on the same payment tracking and autopay engine.
Yes. Pick "Already in progress" when adding the obligation. We'll skip the year-of-sale forms (Form 8594, FL doc stamp) since you've already filed them, and import your prior payment history including dated payments for the current calendar year so partial-year Form 6252 and 1099-INT work.
We don't yet support earnouts in v1. The schedule engine assumes fixed monthly payments (standard amortizing or interest-only with balloon). Earnouts are on the v2 roadmap. For now you can record earnout payments manually as one-off principal applications.
The Lend Business Sale tier is sized for $200K-$5M deals. Above $5M the deal complexity (PE buyers, SBA co-financing, multi-investor structures) usually warrants a more bespoke setup. Reach out at hello@gsquarelabs.com — we may have a custom-tier path.
The primary buyer (the lendee) gets a full portal account: dashboard, payment history, autopay, document access. Co-buyers in a multi-party sale are recorded for tax-form purposes (Form 8594 buyer side, 1099-INT supplemental info) but don't get separate portal logins in v1.
gSquare Labs supports two paths: automatic ACH collection via Stripe Connect, and email-based detection for ATH Móvil, Venmo, PayPal, and Zelle. Payments are matched to the correct tenant or borrower automatically.
Your tenants or borrowers can pay via ACH bank transfer (direct from their bank account), ATH Móvil, Venmo, PayPal, or Zelle. You configure which methods you accept when setting up each rental or mortgage.
You configure a grace period and late fee (flat amount or percentage) for each rental or mortgage. If payment isn’t received by the grace period deadline, a late fee is automatically applied and the tenant/borrower is notified.
Yes. As the landlord or lender, you can waive any late fee from the payment ledger with one click. If a payment is retroactively recorded within the grace period, the late fee is automatically reversed.
Partial payments accumulate toward the billing period total. Your dashboard shows real-time progress. Once the full amount is reached, a confirmed payment record is created automatically.
Yes. You can always record a payment manually from the payment ledger. This is useful for cash payments or transfers outside the tracked payment methods.
During setup, you connect your bank account through Stripe Connect. Once connected, tenants or borrowers can pay directly from their bank to yours via ACH transfer. Funds typically arrive in 3–5 business days.
gSquare Labs does not charge per-transaction fees. Tenants and borrowers pay by bank transfer (ACH) at no cost to them. The property owner pays an online payment fee covering Stripe’s costs: 0.8% capped at $5 for ACH processing, plus a 0.25% Connect transfer fee on the amount paid out. Platform subscription fees are separate.
Tenants and borrowers can set up autopay from their dashboard. They link a bank account once, and payments are automatically charged on the due date each month. Autopay uses the same secure ACH infrastructure as one-time payments.
Yes. Borrowers can make extra principal payments from their Make Payment page. Lenders can also record manual principal payments or apply unmatched email-detected transfers as extra principal. The amortization schedule automatically recalculates.
The Make Payment portal is where tenants and borrowers initiate ACH bank transfers. It shows the amount due, allows partial or full payments, and supports extra principal payments for mortgages. Payments are processed through the landlord/lender's Stripe Connect account.
Overpayments are flagged automatically and the admin is notified. The excess amount is tracked in the payment accumulation system and can be applied to the next billing period.
All roles have a payment history page. Landlords and lenders see a full payment ledger with filters, search, date ranges, and CSV export. Tenants see their invoice history, and borrowers see their payment history with amortization details.
Stripe Connect is the payment infrastructure that powers ACH bank transfers in gSquare Labs. It allows your tenants or borrowers to pay directly from their bank account to yours, securely and automatically.
During the signup process (Step 2), you’ll be guided through connecting your bank account via Stripe. You can also set it up later from any rental or mortgage creation form under the "Payment Collection" section.
Yes. gSquare Labs never sees or stores your bank account details. All financial data is handled directly by Stripe, which is PCI Level 1 certified — the highest level of payment security.
ACH transfers typically take 3–5 business days to settle. Stripe will notify us when the payment succeeds or fails, and we update your records automatically.
You’ll receive a notification immediately. Common reasons include insufficient funds or incorrect bank details. The tenant/borrower can retry the payment, or you can follow up directly.
Yes. Your Stripe Connect account is linked to your gSquare Labs account, not to individual properties. All rentals and mortgages can use the same connected bank account for ACH collection.
During Stripe Connect setup, you'll be asked for your business type (select "Individual / Sole Proprietor"), industry (select "Real Estate" or "Financial Services"), and a product description (e.g., "Collecting rental/mortgage payments"). Have your SSN or EIN and bank routing number ready.
The property owner (landlord or lender) pays the online payment fee: 0.8% capped at $5 per transaction for ACH processing, plus a 0.25% Connect transfer fee on the amount paid out. Both are deducted from each payment before it reaches your Stripe Connect balance, never charged to your tenant or borrower. gSquare Labs does not add any additional transaction fees.
Yes. Tenants and borrowers can enroll in autopay from their settings page. They link their bank account once via a secure setup flow, and payments are charged automatically on the due date each month. They can cancel autopay at any time.
ACH (via Stripe Connect) processes payments directly from your tenant's bank to yours — fully automated, no manual work. Email-based tracking detects payments made through ATH Móvil, Venmo, PayPal, or Zelle by reading forwarded confirmation emails. ACH is more reliable; email tracking is useful when tenants prefer other payment methods.
When your tenants or borrowers pay you via ATH Móvil, Venmo, PayPal, or Zelle, those services send you a confirmation email. gSquare Labs reads those emails and automatically records the payment.
During setup, we provide step-by-step forwarding instructions for your email provider (Gmail, Yahoo, Outlook, iCloud, AOL, and more). You create a forwarding rule that sends only payment notification emails to your unique gSquare address.
Only payment notification emails from supported services (ATH Móvil, Venmo, PayPal, Zelle). You create a specific filter in your email provider so personal emails are never forwarded. Your email content is processed in real-time and not stored.
Yes. We never access your email account directly. You set up a forwarding rule yourself, so only payment notification emails are sent to our system. We cannot read your inbox, send emails from your account, or access your email in any way.
Unmatched payment emails appear in a dashboard widget where you can manually assign them to the correct rental or mortgage. The system learns from manual assignments to improve future matching.
Yes, anytime. Simply remove the forwarding rule from your email provider. You can also disable email-based tracking in your gSquare Settings.
No. If all your tenants/borrowers pay via ACH through Stripe Connect, email forwarding is not needed. It’s an optional feature for tracking payments made through other services.
Depending on your jurisdiction: Form 480.7A (Puerto Rico/Hacienda), Form 1098 (IRS), Form 6252 (installment sale income), TX §5.077 (Texas annual statement), and year-end summary reports for borrowers, sellers, and landlords.
No. gSquare Labs generates informational copies to help you and your CPA prepare official filings. All forms include a disclaimer stating they are not official government documents and do not replace IRS or Hacienda filings.
Interest amounts are derived from confirmed payments and the amortization schedule. Each payment’s interest portion is tracked automatically based on the mortgage terms you configured.
SSN is requested only at the moment you generate a tax form. It’s used in-memory to populate the PDF and is never stored in our database. This zero-knowledge approach protects both you and your borrowers.
Year-end tax forms are generated for the previous calendar year and should be available by January 31, consistent with IRS and Hacienda deadlines.
Currently: Puerto Rico, Texas, Florida, Federal, and income-tax-free states (Alaska, Nevada, New Hampshire, South Dakota, Tennessee, Washington, Wyoming). We’re expanding — visit our Tax Compliance page to request your state.
Yes. The Tax Center includes a year selector. As long as payment data exists for that year, you can generate forms for any past period.
Form 8594 is the IRS Asset Acquisition Statement. Both buyer and seller in an asset sale must file matching copies in the year of sale, allocating the total purchase price across IRS Asset Classes I-VII. We generate your filing copy and a buyer reference copy you can email to the buyer to ensure both filings match.
You only need it when you generate Form 1099-INT or Form 480.6A. We do NOT store buyer TINs — you enter them in a one-time prompt when downloading the form, the value is used in-memory to render the PDF, then discarded. Same zero-knowledge pattern we use for SSNs on Form 480.7A.
Federal forms (Form 6252, Form 8594, Form 1099-INT) work in all 50 states + PR + DC. State-specific forms: Form 480.6A for PR sellers, FL Documentary Stamp Tax statement at origination for FL deals, year-end summary for all jurisdictions. NH I&D supplemental statement is on the roadmap (NH I&D tax sunsets 2027).
Go to Settings in your dashboard. Under Profile, you can update your name, email, and phone. Under Security, you can change your password. Email changes require your current password and trigger a re-verification.
Yes. Go to Settings and choose "Cancel Account." You’ll be asked for a reason (to help us improve), then your account will be deactivated. You have 90 days to reactivate before data is permanently deleted.
Your account is deactivated immediately but data is preserved for 90 days. During that window, you can reactivate with one click from the reactivation page. After 90 days, all data is permanently purged.
Yes. Go to Settings and click "Export Data." You’ll receive a ZIP file containing your profile, mortgages/rentals, payments, documents, notifications, and tax forms. Exports are rate-limited to one per hour.
Visit gsquarelabs.com/reactivate and log in. If you’re within the 90-day window, you can reactivate with one click. Note: returning customers are charged immediately (no free trial) and a reinstatement fee applies if service was suspended.
If your account was suspended due to unpaid platform fees, reactivation includes a one-time reinstatement fee: $25 for g²Rent, $42 for g²Lend, or both if you have both products. This does not apply to voluntary cancellations.
From your dashboard, click "Add g²Rent" or "Add g²Lend." Your account will be upgraded to a combined role with access to both products. Each product has its own separate subscription.
Visit the Billing page in your dashboard. You can view your subscription status, invoice history, payment method, and upcoming charges. You can also update your payment method or cancel individual product subscriptions.
Yes. From your Billing page, each active rental has a "Pause subscription" button. Pausing stops monthly platform fees for that rental only — your other rentals continue billing normally. There’s also a "Pause all rentals" option in Account Settings if you need to pause everything at once.
Billing resumes the moment a confirmed payment is recorded for the rental (whether you register it manually or our system auto-detects it from ATH Móvil, Zelle, Venmo, or PayPal), or when a non-placeholder tenant is assigned to the rental. You can also resume manually from the Billing page at any time.
Only if your 60-day free trial has ended. If you’re still in your trial period, there’s no immediate charge and the trial continues to its original end date. Once the trial ends, resuming a paused rental charges you for the current month immediately. There’s no backbilling for the pause window.
Yes. The 60-day trial clock keeps running even while paused. We don’t extend the trial to cover pause time, which keeps billing predictable.
Yes. In Account Settings there’s a "Pause all rentals" option that pauses every active rental subscription in one click. A matching "Resume all" button brings them all back when you’re ready.
No hard limit. After 90 days of continuous pause, we send a one-time reminder email so you can decide whether to resume or fully deactivate the rental. If you don’t plan to use the rental again, deactivating is cleaner than leaving it paused indefinitely.
Enable utility billing when creating a rental, then enter charges each month from your dashboard or the rental detail page. Charges are automatically added to the next invoice.
Enter charges before the 1st of each month when invoices are generated. You'll receive a reminder on the 25th if charges haven't been entered yet.
Yes. Renters see each utility charge itemized on their invoice, including the provider name and amount.
Go to the rental detail page and click "Generate Lease Agreement," or use the optional Lease Agreement section when creating a new rental. This creates an initial lease renewal that you can then propose terms for.
Yes. The lease agreement feature works for both initial leases and renewals. During rental creation, enable the Lease Agreement section to select a template, choose addons, and set the language (English or Spanish).
You propose renewal terms (rent amount, duration, start date, conditions). The tenant receives a link via email to review your proposal. They can accept, counter-offer (up to 3 rounds), or reject. You get notified of each response in real-time.
Yes. Tenants can submit up to 3 counter-offers with their preferred rent, duration, and conditions. Each counter-offer appears in the negotiation timeline for your review.
Both parties sign electronically via a simple checkbox with a legal disclaimer. The system captures the timestamp, IP address, and agreement text. Once both signatures are collected, a signed lease PDF is generated and stored.
gSquare Labs includes a standard bilingual (English/Spanish) lease template with 11 optional addon clauses: pet policy, parking, utilities, maintenance, early termination, subletting, quiet hours, common areas, insurance, modifications, and month-to-month terms.
Yes. You can import a Word (.docx) or PDF document. Our AI will analyze the document, insert placeholder tokens for auto-fill (tenant name, property address, dates, etc.), and identify which addon clauses are present.
The lease automatically converts to month-to-month terms. All features continue working normally — rent collection, invoicing, and payment tracking are not interrupted. You can initiate a formal renewal at any time.
The listing generator creates professional Spanish-language property descriptions for rental platforms like ClasificadosPR, Clasificados Online, FinditPR, and Facebook Marketplace. Enter your property details, and our AI writes a compelling listing with title and description, including nearby points of interest. Just copy and paste to your chosen platform.
Market Pricing analyzes your rental property against market data to suggest optimal rent pricing. You fill out a questionnaire about your property's condition, amenities, and features. Our AI produces a pricing range, market percentile, occupancy risk assessment, and negotiation talking points — with a downloadable PDF report.
From any rental detail page, click "Generate Listing." Enter or confirm your property details (bedrooms, bathrooms, parking, etc.), review the AI-generated Spanish description, edit if needed, then copy to clipboard. Click the "Open" button to go directly to your selected platform.
If you don't have an active subscription, AI features (Listing Generator and Market Pricing) cost $3 per use. The first use is free. With an active subscription, both features are included at no additional cost.
Renters can submit service deduction requests from their dashboard. They describe the repair or service, enter the amount, and attach a receipt photo or document (JPG, PNG, HEIC, or PDF up to 10MB). The request goes to the landlord for approval.
Deduction requests appear on your dashboard and in the rental detail view. Review the description, amount, and receipt, then approve or reject with an optional reason. You can also submit deductions directly as a landlord (auto-approved, no receipt required).
Approved deductions are automatically applied to the next generated invoice, reducing the total amount due. The renter sees the deduction itemized on their invoice with the description and amount.
If you own a rental property with family members, partners, or as part of a succession, g²Rent. can automatically split rent payments among co-owners after every confirmed payment. Each co-owner gets their own portal to track distributions, view payout history, and manage their bank account for automatic deposits.
From the rental detail page, open the Co-Owners section and invite a co-owner by email. Set their share as a percentage or fixed amount. They’ll receive an invitation to create their account and access the co-owner portal.
Three settlement methods are available: automatic ACH deposit via Stripe Connect (co-owner connects a bank account), email-tracked settlement (ATH Móvil or PayPal transfers that the system matches automatically), or manual settlement (you mark payouts as settled outside the platform).
Property expenses (HOA, insurance, property tax, special assessments) are deducted from the rent before the co-owner split. You can add recurring monthly expenses or one-time charges. The distributable amount is: rent collected minus ACH fees minus property expenses.
You choose: absorb the fee yourself, split it evenly among co-owners, split it proportionally by share, or have co-owners absorb the fee. The fee tooltip shows the exact calculation before you confirm.
If you co-funded a mortgage with a partner, sibling, or investor, g²Lend. can automatically split loan payments among co-lenders based on funded amount or percentage. Each co-lender gets their own portal to track distributions and payouts — the same portal used by rental co-owners.
Yes. Co-owners can upgrade their account to a landlord (g²Rent) or lender (g²Lend) role at any time from their settings page. Their existing distributions remain active after the upgrade.
Go to the Documents page in your dashboard. Click "Upload" and select a file (PDF, JPG, or PNG up to 10MB). Categorize it as CRIM, insurance, payment confirmation, or other. You can also set an expiry date for tracking.
For mortgages, you can opt into automatic annual document requests. Each January 15th, your borrower receives a notification requesting updated documents (CRIM property tax, homeowner's insurance, flood insurance, etc.). You also receive a reminder.
Yes. Borrowers can upload documents to their mortgage from the lendee portal. This is useful for submitting the annual document requests or sharing payment confirmations.
