Lend. started when our founder's wife sold her father's apartment to her aunt in a seller-financed deal. With the mortgage deed came real responsibilities — tracking payments, calculating interest, filing 480.7A forms. He looked for a simple tool to manage it all. Nothing existed. So he built one.

What is Lend.?

A personal loan management and seller financing software for individual private lenders. Track payments, generate amortization schedules, and produce 480.7A and 1098 tax forms — all from one dashboard. It is not a bank, not a lender, and not a loan originator.

Do I need to be a licensed lender?

No. Lend. is designed for individuals who have financed the sale of their own property (seller financing, also known as owner financing) or issued a personal loan. No license is required for these activities.

How are tax forms generated?

Based on the confirmed payments in your account, Lend. auto-calculates interest and principal splits and produces downloadable PDF forms (480.7A for Hacienda PR, 1098 for the IRS). SSN is never stored — you enter it at the moment of generation.

What payment methods can I track?

ATH Movil, Zelle, ACH (direct bank transfer), PayPal, and Venmo. Set up automatic email forwarding and Lend. detects payments as they arrive. You can also record payments manually.

How much does it cost?

What tax forms do I need for seller financing?

If you received $600+ in mortgage interest, you may need to file Form 1098 with the IRS. In Puerto Rico, Form 480.7A is required for Hacienda. For installment sales, Form 6252 tracks gain recognition. Lend. generates all three automatically from your payment records.
